Reading your documents…
This can take a couple of minutes for a long document.
Please do not close this window or tab, or leave this page, until the reading is finished.
1Enter the technical description
Pick how you want to get the boundary courses in.
Upload the title and any other papers you have (tax declaration, tax map, survey plan).
Upload a document above to enable this.
ⓘ Details
Premium reads the TECHNICAL DESCRIPTION & BOUNDARIES from whichever document carries it, and keeps the rest (owner’s ID, authority to sell and so on) for the cross-check after plotting. Multiple files and multi-page PDFs are combined automatically. Both PDFs and photos are shrunk here in your browser before anything is sent, so scanner settings and phone-camera size no longer matter. PDFs up to 40 MB and 30 pages.
Check every bearing, distance and adjoiner against the actual title before computing. Never let a guessed value stand.

2Find the tie point
The tie point is the survey marker named at the start of the technical description, for example BLLM No. 1, Cad 800-D. Search for it, then pick the row with the right province, town and survey number: the same marker number is used in many places.
PRS92 latitude and longitude, e.g. from the Geoportal Lot Plotter:
No tie point selected yet.
3Plot it
Draws the lot on the map from the tie point, and checks that the boundary closes and the area matches the title.

5Satellite check
Confirm the plot sits where it should before this goes anywhere. If a corner needs shifting, use the checkpoint tool below.
Around the property
Check the plot — required before proceeding
Note: TitleCheckPro only plots the information it reads from the uploaded title. The plotted location and shape are based on the technical information stated in the title and are provided for reference only.
Compute the plot first, then answer both questions above, to continue to the document cross-check and the deliverables.
Disclaimer
The plotted location and shape are generated solely from the information stated in the uploaded title. TitleCheckPro does not verify the accuracy or authenticity of the title, nor does it confirm the actual ground location, boundaries, or measurements of the property.
For actual verification of the property's location, boundaries, and measurements on the ground, hiring a licensed Geodetic Engineer to conduct an actual survey is still necessary.
6Cross-check your documents
Every document was read once when you extracted the technical description. This compares what each one says — owner, lot and title numbers, survey plan, area, location, tax status, boundaries — against the title and against the plot. It runs by itself, in your browser, free and instantly, when you press Continue in “Check the plot”. The result stays hidden until you press Show cross-check result. The findings carry into the report either way.
Answer both questions in “Check the plot” above first.
7Deliverables
Take your finished work with you. One button writes everything into a folder you choose: the KML (Google Earth), GeoJSON (GIS), an audit JSON, a labeled plot image (PNG + SVG) with dimensions, total area, the road side and true north, and the branded, plain-language Property Overview & Preliminary Findings report as a PDF to send your client. Tick “Also save an editable Word copy” below if you want a Word file (.docx) too.
The report pulls together the plotted lot sketch, corner locations, the road/access finding, the document cross-check, and — if ticked — a plain-language examination of your uploaded documents. It ends with clear next steps (when to call a licensed Real Estate Broker, a Geodetic Engineer, and a lawyer), is written for a non-expert, and deliberately avoids legal conclusions.
See the report, choose its sections, and make quick changes. A new report starts short: the findings, the next steps and the technical appendices are added by ticking them in the preview. Previewing and editing are free. The report is made there, when you press Save & Generate Report — that is when the credit is used. “Download all files & report” then saves it, with the plot files, and makes nothing new.
Answer the two questions in “Check the plot” on the Title Check tab first.
Compute a plot on the Title Check tab first. Due diligence builds on the plotted title — the screening samples the ground at your corners, and the report sets your own site findings against what the documents say.
Additional screening
Upload additional documents
Add any other documents you want examined — Tax Declaration, Tax Map, Owner's ID, or anything else. These are not used for the technical description, only for the document findings. Both PDFs and photos are shrunk here in your browser before anything is sent, so scanner settings and phone-camera size no longer matter. PDFs up to 40 MB and 30 pages.
What this screening does
Two things at once. It checks ECAN zoning and declared protected areas at every corner. It then reads every document you have uploaded — title pages and the extras above — and cross-checks them against what was already extracted and plotted, so mismatches in names, areas and lot numbers surface here rather than after money has moved. Both results carry into the report.
Everything here is an indicative screening read, not a government certification — and a blank result never means clear.
Your site inspection
The screening above is remote — a computer reading maps and documents. This is the part only you can do. What you record here is attributed to you in the report as a licensed broker's own observation, so write what you actually saw, and leave blank whatever you did not check.
Restrictions, claims and occupants
Tick only what you have an actual reason to believe applies. An unticked box is not a clearance — it means you did not find it.
Distances and travel times
As you actually measured or travelled them. These are the broker's figures, not a routing service's.
Site photographs
Photos of the property itself — corners, frontage, structures, access road. These are embedded in the due diligence report. Do not put title pages or IDs here; those belong in the screening card above.
Due diligence report
One document combining both halves: the automated screening (title reading, plot, terrain, hazards, document cross-check) and your own site inspection. Every section is labelled with where it came from, so a reader can tell your findings from the machine's.
Previewing is free. The report is made in the preview window, when you press Save & Generate Report — then you can download it as Word and it is kept with the property's listing. To change it, change your inspection above and preview again.
Join the plots of neighbouring titles into one property — one map, one set of files, one report. Start on the Saved Readings tab: tick two or more readings and press Consolidate. Nothing is read again, so it costs nothing.
1Lots to join
Every lot in the readings you ticked, worked out again from each title's own bearings and distances and its own tie point. A lot that appears in two readings is listed once.
2Lots that do not close
A lot whose measurements do not close cannot be joined reliably. Every one-letter change to its bearings (N↔S or E↔W, one line at a time) is tested, and only the changes that close and match the title area are offered. Nothing is changed unless you choose it, and the report says what was chosen.
3Shared boundaries found
Lines that appear on two titles with the same length and the opposite bearing. Each lot is then moved as a whole — never bent, turned or resized — so its shared corners meet. Untick a match to stop it being used.
4The combined plot
The joined lots, placed as one piece. Choose what fixes the position of the whole block, then check it against the imagery.

5Check the combined plot
Asked once for the whole joined block, before anything is produced. It starts on “Need actual inspection”, which lets you continue — the report records the answer you give.
6Deliverables
Built from the joined plot and the documents of every reading you ticked. Nothing is read again. Generate Consolidation Report shows the combined report first. Press Save & Generate Report in that window to make it — it takes a moment and uses no credit — and then save it or email it as a PDF. Combined report and files saves KML, GeoJSON, the plot sketch and the report you made, together.
Answer “Check the combined plot” first.

Listing intake
Plot a title on the Title Check tab first — the listing details are filled in from the title you read, so there is nothing to fill in until a plot exists.
Listing intake
Five steps to put this property on the market: check the details, get the owner's Authority to Negotiate, add photos, write the ad, then publish it on your Listing Map. What your documents already say is filled in for you — check every box against the papers before you publish.
1Check the details
A box marked from the documents was filled in from what was read. Change anything that is wrong.
About the building
This property is offered…
Asking price
Type either one — the other is worked out from the total area. “3.5M” and “3,500,000” both work.
For Rent
For Lease
Contact person
Who you deal with about this property. The name and number are needed before it goes on the Listing Map or into the Authority to Negotiate. Never shown to buyers.
Check the documents
Compares the title with the tax declaration and the owner's ID. Filled in from the documents you uploaded on the Title Check tab — type in what they did not show. Anything missing shows as “Needs verification”.
2Authority to Negotiate
The owner's written authority for you to market the property and negotiate its sale — a Word file to read, print and sign. The property details come from the title and step 1. The terms start with the usual ones: change them to what you agreed. Anything left empty prints as a blank line to fill in by hand.

For the Authority to Lease
The rent, deposit, term and the other figures come from step 1. The owner, the property, how long it is valid for, exclusivity, hold-over and the witnesses are the boxes above. “The seller” reads “the lessor” in the Authority to Lease.
Expenses for the account of the lessor
3Photos
Add up to 10 photos of the property. The first is the cover. They show on your website and on your Listing Map, and when your website is shared or found on Google. Until you add one, your website shows the satellite picture of the area.
Each photo is made smaller on your device and saved without its location details. It stays until you remove it, remove the property, or delete your account.
4Write the ad
Written from the details in step 1 and the places nearby. It never includes the owner's name, the title number or the contact person. You can change any word below — your changes are kept with this reading. 📄 Preview & PDF makes a one-page flyer with your photos to download or email.
5Publish
Put the property on your Listing Map — an asking price is not needed for that. To show it on your website too, it needs its asking price (step 1) and its Website / SEO copy (step 4) — that is what your website says about it — and then you tick On my website beside it on the Listing Map tab.
Everything about this listing in one file (listing.json), for your records or other software.
